We carried out detailed geological surveys and designed an alternative foundation system:
Reinforced footing foundations extending 2.5 meters deep
Full seismic resistance
Reliable load-bearing on solid subsoil
DamDex waterproofing additives integrated at all underground stages
The result: a dry, strong, and long-lasting foundation.
Alpha Development Group is an architectural firm with extensive experience in designing and managing projects across Bali. This project became their first as a developer, and they chose our company as the general contractor after seeing the quality of our previous work on Desa Harmonis.
About the Client
The project site is located next to a river. The top layer of soil is soft and water-saturated (a former rice field). A solid bearing layer lies 2−2.5 meters below the surface. The client initially planned to use a pile foundation, but:
Heavy machinery would sink into unstable ground.
The pile method proved impractical and unsafe for this type of soil.
Outcome
The site lies near an open watercourse, and along its perimeter runs a limestone sidewalk that allows water seepage.
Managing Water: Total Drainage Control

A comprehensive subsoil drainage system beneath the entire plot
Deep drainage around all 1,000 m² of land
Three additional water collection lines under the foundations and between the pools
Our solution included
Water no longer threatens the structure or materials.
The base of each villa remains completely dry, and the concrete is fully protected from early corrosion.
Smart Structural Design and Comfort

High ceilings achieved through an integrated beam-slab system (up to 400 mm thick) — without increasing construction costs
Spans up to 6 meters in Bali’s seismic zone with no compromise on stability
Townhouse privacy:
Dual columns with composite insulation between shared walls
Double 200 mm aerated concrete layer with mineral wool soundproofing
