Property management

To ensure the expected payback, we manage the facility ourselves. Our task is to work on a full cycle:
  • 1
    Construction and commissioning
  • 2
    Guest Service
  • 3
    Attracting tourist traffic
  • 4
Maintenance of the buildings and common area to preserve in pristine condition
  • 5
Minimize investor participation in the process and leave only one action - viewing the report on received dividends

Tourists in Bali

Since Bali is only 8° south of the equator, the climate of this island can be called almost perfect:

Temperatures reach 26 to 30 degrees during the day, depending on the season, which is a very stable climate. You can come to Bali at any time, and you will be happy with the weather.

Someone will remember about the rainy season - yes, it is, but on Bukit, where we implement our project, even in the rainy season, the sun shines at least half the day, and Bukit itself thanks to its hilly terrain has no rivers and always stays dry.

The dominant flow of tourists is provided by Australia. Many people come here a couple of weeks of vacation including tickets costs the same as 3 or 4 days at an Australian resort.

From November to April, when Australia is warm, people from the northern hemisphere come to Bali to get warm. It makes no sense to single out a particular country here, as the entire period remains a high season, as winter is felt everywhere - from Japan to Portugal.

But it is impossible to miss two giant countries in terms of population, which become more and more prominent every year - China and India. The Chinese, even before the pandemic, began to set records for visitors to Indonesia and were in second place behind the Australians. India is still far behind, but the flow from that country is also actively growing.

Thanks to its ideal location, a tourist-friendly religion (Hinduism), Bali will never be without a reliable flow of tourists, which, if not all the hotels, it will fill the best ones.

Indonesia is also investment attractive

  • The country is the fourth most populous country in the world (273 million people).
  • Has its own locations of gas and oil production
  • The Indonesian rupiah is thus independent of any other world economies. Its exchange rate is stable, while it is constantly strengthening against the dollar.
  • The Indonesian authorities recognize cryptocurrency as a fully legal asset, which definitely adds to the attractiveness of this country.

Bali today

Last April and May have already broken pre-pandemic visitor records. At the same time, China was the strongest driver of visitor growth in that period, and now they are only at the stage of restoring direct flights and constant tourist flow.

The emergence of more and more "nomads" or "digital nomads" is increasingly giving demand for real estate in regions with comfortable climates.

The government, both local and metropolitan, is actively engaged in the development of Bali, allocating money for the construction of roads and other important infrastructure facilities. In 2022, the G20 forum was held in Bali.

All this suggests that tourist real estate in Bali will be attractive as an investment not only for the next 10-20 years, but even in 50 years will not lose its relevance.
